Emergency Home Repair Grant Program

About the Program

The intent of the Emergency Repair Grant Program is to upgrade and improve houses of low to medium income residents to meet minimum Housing Quality Standards (HQS) and provide safe, affordable housing for residents of the County who meet income and eligibility requirements through grants.

This program is NOT intended to be a personalized remodeling program.

Homes receiving Emergency Home Repair Grants will not be brought to property rehabilitation standards. Only the item being repaired will be brought to those standards.

Eligible emergency repairs include repairs or restoration activities necessary only to control or arrest the effects from disaster or imminent threats to safety of the household. 

Funding

Grants are available in the amount of up to $20,000 per home. 

Eligible Projects

Repair or replacement items that may be addressed with emergency funds will be: 

  • Furnaces
  • Hot water heaters
  • Wells/city water hookup
  • Septic systems/city drain system hookups
  • Handicap ramps
  • Electrical issues 
  • Plumbing issues
  • Failing roofs

All other items will be reviewed and considered under a situation by situation basis. 

Qualifications

You may qualify if you:

  • Own and reside in a single-family home in Cass County.
  • Are up to date on property tax and home insurance payments.
  • Have conventional mortgages or paid off home and can produce a deed.
  • Have a total gross household income less than 80% of the Area Median Income
  • Are able to present proof of household income for each member over 18 years of age.
